When do I call a home inspector?

A home inspector should be called when you are building or buying a home. Before you sign be sure there is an inspection clause in the sales contract. Your final purchase obligation should be contingent upon the findings of a Texas Licensed Professional Inspector. This clause should specify the terms to which both the buyer and the seller are obligated.

What if the report reveals problems?

No house is perfect. If the inspector identifies problems, it does not necessarily mean you should not buy the house. The report will let you and your real estate professional know what to expect in advance of the final offer for the property. A seller may make repairs if major problems are found. You may choose to do some of the repair work yourself after you purchase the house. It will be up to you and your Realtor to determine what is the best for your particular situation and to maximize the value of your purchase.

How do I use my inspection report?

The inspection report provides valuable information for you and your real estate agent professional. This knowledge will be instrumental in the removal of the inspection contingency clause bringing your purchase agreement to finalization.
